Attracting tenants may seem simple, but attracting quality tenants is a little more difficult. Luckily, there are plenty of ways you can make your property as appealing as possible to grab the attention of the pickier renters. Take a look below for some fail-safe tips on how to keep your rental property beautiful to attract potential tenants.

Curb Appeal

First impressions are everything. Take the time to rake leaves, pick up trash, mow the lawn, pull weeds, etc. If the outside of the home doesn’t fill potential tenants with confidence, they will not have high hopes for your quality as a landlord or for the interior of the home. Put your best foot forward and make small repairs and perform maintenance to make potential renters excited to see more.

Fresh Paint

A fresh coat of paint can make a drab interior look brand new. It hides any scuff marks that might  the walls and gives the rooms a fresh feeling. While this should not be used to hide major imperfections, it’s a great start to creating a welcoming atmosphere. At ~$25 per can of paint, you won’t be breaking the bank either!

Routine Maintenance

Nothing says you’re a good landlord like speedily performing needed maintenance. When showing a house, tenants will often ask if things work well and it’s even better to give a demonstration. It shows how attention you are to detail and that you care about their space being worry-free. Keeping your property well-maintained can also save money in the long run and keep the property value higher.

Upgrade Appliances

Are your appliances dating back to the 1970’s? Maybe it’s time for an upgrade. Invest in a quality appliance that will function well for many years. The upgraded items will also give the property a more modern look and give tenants a feeling of confidence that they won’t have to worry about newer appliances breaking down anytime in the near future.

Sparkling Clean

Nothing says “I don’t want to live here” like a dirty house. Between tenants, invest in a quality cleaning service. While the house might not look like it’s brand new, it will give it a fresh slate for the tenants. A clean house means shows you care about the home itself and it will be much more likely to get rented quickly and for longer periods of time.
